Services:

  • collect rents, insurance and licence fees and other charges from lessees on a quarterly basis and forward monies at agreed intervals
  • make payments to superior lessors on a quarterly basis and forward monies at agreed intervals
  • check tenants have current building and other insurances, such as public liability cover, on behalf of the landlord
  • maintain separate clients' accounts and ledgers. Prepare and submit statements and accounts with balances and supporting invoices at agreed intervals, normally quarterly
  • inspect property periodically to ensure proper occupation and to check compliance with lease as to decoration and repairs
  • deal with routine management enquiries from tenants
  • maintain records relating to tenancy and other matters concerning the property
  • regular checks on the condition of the property
  • undertaking of stock condition surveys
  • undertaking of energy audits/assessments
  • organisation and supervision of repairs to buildings, plant, fixtures and fittings, including major refurbishment projects
  • payment of maintenance bills
  • supervision of staff such as caretakers
  • advice on management policy , reflecting current and proposed legislation
  • production of annual expenditure estimates to calculate service charges and reserves; administration of funds and provision of information to auditors
  • arrangement of lettings and lease renewals
  • negotiation of rent reviews and premiums for lease variations
  • health and safety advice
  • consider applications by tenants for alterations
  • advice in connection with applications for the lessor's consent to assignments, sub-lettings and changes of use
  • instruct solicitors or certified bailiffs on unpaid rent, charges or other matters agreed with the client
  • attendance at court regarding arrears of rent and other monies
